HOW MUCH WILL IT COST TO LEASE A SEPARATE, DEDICATED KITCHEN?
The lease will be “triple-net” (NNN), with tenants paying a fixed base rent plus a portion of common building costs (including insurance, taxes, common area cleaning & utilities, trash, recycling, composting, common area pest control, snow plowing, etc.). Common building costs will vary from year to year, based on the actual costs incurred. In addition, tenants will pay their own utilities, and are responsible for their own insurance, cleaning, etc. inside their space.
ESTIMATED MONTHLY COSTS –
The total estimated cost for Year 1, including fixed rent + expected common area costs is:
Tenant space 1: $3,950/month
Tenant space 2: $10,150/month
Tenant space 3: $3,850/month
Tenant space 4: $4,150/month
Tenant space 5: $3,200/month
Tenant space 6: $5,000/month
Tenant space 8: $3,500/month
WHAT DOES MY LEASED SPACE INCLUDE?
All tenants will have shared access to common bathrooms, locker rooms, and shared offices/meeting rooms. In addition, all tenants will have access to three separate loading docks and shared off-street parking. On-site building management will provide cleaning and maintenance of common areas plus professional property management by CropCircle Kitchen.
WHAT ABOUT STORAGE?
All tenants leasing space on site will have options for leasing cold, frozen and dry storage on a monthly basis for an additional fee in the building’s centralized storage facilities. Monthly fees will vary depending on the amount of space leased and for how long.
HOW MUCH RENOVATION WILL WORK WILL BE DONE BEFORE I MOVE IN?
The Landlord will provide a “white box” – meaning that the Landlord will undertake general demolition and clean-up to prepare the space for Tenant-specific fit-out. Each space will receive a slightly different variation on the work listed here; if you are interested in a particular space, the Landlord will share the specific white box space description with you. The Landlord will provide each space with new 400-amp electric service; a 1-1/4-inch cold water connection and associated drain; a 2-inch gas line connection; telecomm conduit/wiring for later service connections; gas-fired heating and ventilation equipment; fire suppression (sprinkler and fire alarm system) for an open floor plan; and food-grade convenience lighting. All wall surfaces will be covered with scrubbable surfaces, and floors should have at least one working floor drain.
Tenant Improvement Allowance – In addition to the “white box,” Landlord will provide a fit-out allowance for individualized improvements. The allowance is intended to pay for things like additional electrical outlets, sinks, and floor finishes. It is not intended to pay for specialized kitchen equipment. The total amount available for fit-out will be negotiated on a case-by-case basis, but is expected to range between $10,000 and $50,000, depending on size of space. Any cost exceeding the allowance is the sole responsibility of the tenant.
Local Hiring Requirements – All tenants are required to make best-faith efforts to ensure that at least 50% of all on-site employees are residents of Dorchester, Roxbury, and Mattapan. Best-faith efforts include advising Landlord of all job openings, interviewing candidates for open positions from a pre-screened list provided by the Landlord, and documenting efforts to meet hiring goals.
WHEN CAN I MOVE IN?
The major renovation work is now complete. Depending on the amount of Tenant-specific fit-out and specialty permitting required, tenants should be able to move in and begin production when ready.
